One of the first things you need to do now is to have the home inspected by a professional. A house is the largest purchase most people will make in their lives. For a relatively small fee it makes sense to have as much unbiased information as possible about the house you are about to buy.

Although an inspection is not required we strongly recommend that you get one. A licensed home inspector is able to find any potential issues with the home that you might have missed. A typical home inspection costs around $400 - $600 but can be worth every penny if they find out your dream home will be a money pit! You don’t want to find out AFTER you’ve moved in that there are major issues with your new home. The home inspection can give you peace of mind about your purchase.

The primary purpose of a home inspection is to make sure the home is a solid and safe home. A home inspection combs a property’s visible and accessible areas to identify any health and safety problems. Some issues discovered during a home inspection are quite common. Issues such as improper electrical wiring, inoperable windows and plumbing deficiencies are just a few of the most commonly found inspection issues. The purpose of the home inspection is not to make sure every single thing in a home is perfect, but to make sure the home has no glaring safety or structural issues. A home inspection can also help you determine what future home expenses you might incur and to help you plan for them. You may need to upgrade or replace items such as appliances, windows, roofing, HVAC systems, etc. a few years down the road. Once the inspection is complete, a home inspector will provide you with a written, comprehensive report detailing any issues with the home.

Make sure you don’t get bogged down with minor cosmetic issues such as a loose door knob or missing switch plate. Although buying a home tends to be a very emotional process, you will need to proceed with a cool head and common sense and be ready to compromise. If the issues a home inspector finds are very serious, you may be able to walk away from the deal if there was an inspection contingency in your contract. The most important goal of hiring a professional home inspector is to protect your financial interest. Just remember this, when you arrange for a professional inspection before the sale goes through, any discovered problems are still the sellers. If you choose to not have an inspection done, the problems unfortunately become yours! The bottom line is – a home inspection will cost you a little bit of time and money but in the long run you’ll be glad you did it.
